Cash Outlaw receives a letter from an attorney that his mother, Ellen, has died in Wyoming and he needs to be there for the reading of the will. Cash hasn't seen his mother since he was a young child after she and his father divorced, and he's surprised that he's even named in the will. Arriving in Black Crow, he spots a beautiful woman down the street. While he wouldn't mind getting to know her, he doesn't have the time. The next day at the attorney's office, the woman is also there, and it turns out both of them have inherited part of his mother's estate.

Brianna Banks and her family were longtime caretakers of Blazing Frontier Dude Ranch owned by Ellen. It's now just Brianna since her parents are dead, but she was close to Ellen. In the will, the bulk of everything—the land and the buildings—are left to Cash. However, Brianna gets fifty acres and the house she's living in. Cash doesn't have a problem with that, though his plans are to sell the land because his life—and business—is in Alaska. But Brianna wishes he would at least consider reopening the dude ranch because there is someone who wants it, and if they do, will do whatever it takes to make her life miserable. Can Brianna convince Cash to change his mind?

Brianna has accepted that her future will be only her—unless she has a baby that she promised her dad before he died. But since there's no man in her life, it will have to come via a sperm donation. Unless she can convince a man to give it to her. Cash will need access to the river that runs through her property. Maybe they can make a tradeoff? Would Cash be open to being a part-time father?
